1. How do I have property rezoned?

2. What do I need to do to get a building permit to construct a new house or building?  
Contact the Building Inspections Division at 919-718-4654 and the Current Planning/Development Services Division.  Both services are located at 900 Woodland Avenue.  We also have information regarding this process on this web site.  
3. I live in an historic district.  Do I need to get any approval before I change anything on my house?  
Yes, if you live in an historic district and are making exterior changes to your property.  You do not need approval from the Historic Preservation Commission for any interior changes to your house; however, you may want to contact Building Inspections for exterior changes.  For more information, please visit our Historic Preservation section or consult with our historic preservation planner in the Sanford Municipal Building at 225 East Weatherspoon Street or call 919-775-8240.  
4.  What are the tax credits available for rehabilitation projects in an historic neighborhood?
If your property is listed as a contributing property in a National Register Historic District, you may be eligible for tax credits for interior and exterior rehabilitation projects.  The State of North Carolina Preservation Office must approve your project before you begin work in order to receive tax credits.  The State Historic Preservation Office may be reached at 919-733-6547.  
For income-producing properties, there is a 20% state tax credit and a 20% federal tax credit available.  Your expenses must exceed the greater of the adjusted basis of the building or $5,000 within two years.  For non-income producing properties, there is a 30% state tax credit available.  Your expenses must exceed $25,000 within two years.
