A change in
zoning district boundaries (rezoning) may be initiated
by filing an application with Current Planning. Before
any application is submitted to Planning, the applicant
should meet with staff to discuss, in general, the procedures
and requirements for a zoning amendment request. This
is especially important to understand the options and
requirements for conditional zoning versus general use
zoning.
General use rezoning – This is the traditional
approach to rezoning wherein an applicant simply request
rezoning from a current general use zoning district
to another district as set forth by the Unified Development
Ordinance. See Section 3.3 of the Unified Development
Ordinance (UDO) for more details.
Conditional rezoning – This approach allows an
owner to request a unique zoning district that is tailored
to the specific needs of the owner while understanding
the needs and concerns of surrounding properties. The
conditional zoning option is most appropriate when the
traditional general use rezoning approach will not permit
harmonious relationships among adjoining land uses.
Also, because conditional zonings include a detailed
site plan, conditional zoning petitions must also be
reviewed by the Technical Review Committee prior to
consideration at a public hearing. See Section 3.4 of
the Unified Development Ordinance (UDO) for more details.
Procedure for rezoning (general use or conditional):

Complete petitions must be submitted to the Current
Planning staff by the second Friday at 5:00 pm of the
preceding month to which an applicant desires to have
a rezoning considered by the appropriate jurisdiction.
Please note that conditional zoning petitions will take
longer to process as they also require a review by the
Technical Review Committee. The following is the typical
hearing dates for the respective jurisdictions (note
that these are subject to change any given month):
City of Sanford – 3rd Tuesday of month
Lee County – 3rd Monday of month
Town of Broadway – 4th Monday of month
